The water evaporates once its on the surface of mesophyll cells. Once it evaporates it passes through the air spaces and the stomata out in the air. So the exact position from where the water actually evaporates is the mesophyll cell wall. How can it evaporate from the air spaces? To be in the air spaces it allready has to be in vapour form.
Hope this helped. :)
